Holidu needs the Land Registration Number (LRN) for your Italian property or properties to meet new tax regulations. This number is required to issue the Certificazione Unica (CU), an official tax document. You can find it in your property deed, on the Revenue Agency website, in a Visura Catastale, or on your CIN certificate, and you can add it in the Holidu Host App under Property Information.
Why does Holidu need my Land Registration Number (LRN)?
To follow new tax regulations, Holidu must collect the Land Registration Number (LRN) from all private hosts for whom we handled tax payments in the previous fiscal year, and we will continue to require it in the years to come. This number is required to issue the Certificazione Unica (CU), an official tax document. Providing your LRN helps us meet legal requirements smoothly.
Who needs to add the Land Registration Number?
Every private host who received at least one confirmed (and not cancelled) booking in the previous fiscal year, and for whom Holidu acted as taxpayer, needs to add the Land Registration Number.
Note: Hosts who have discontinued their cooperation with Holidu but still received at least one confirmed booking are also required to add the land references.
Where can I find my Land Registration Number (LRN)?
The Land Registration Number can be found in the following places:
1. Deed of the property
Your property deed (Atto di proprietà) contains the cadastral references, including the Land Registration Number.
2. Revenue Agency (Agenzia delle Entrate) website, logging in with SPID or CIE
You can access this data via the online services of the Revenue Agency website by following these steps:
- Access with your SPID or CIE.
- Select "Consultazioni ipo-catastali" from the home page suggestion list.
- Click on "Search" in the table corresponding to your name.
- Click on "Search" under the Properties field.
- You should now be able to see the cadastral data of all your properties.
3. Visura Catastale
You can obtain this document in the following ways:
- At any provincial Land Registry office.
- At a decentralised land registry office.
- Remotely, via the online services of the Revenue Agency website, by following the process described in the previous section ("Agenzia delle Entrate website") and then selecting "Richiedi visura".
4. CIN certificate (second page)
Many hosts have recently issued a CIN certificate, which includes the cadastral references on its second page. You can download the certificate by accessing the BDSR Database with your SPID or CIE and clicking "Scarica PDF protocollato".
How do I add my Land Registration Number in the Holidu Host App?
You can find the dedicated field under Property Information by following these steps:
- Log into your account and select the property for which you want to enter the LRN.
- Click on "General Information".
- Click "Edit" next to the "Property Information" section.
- Enter the codes in the corresponding fields and click "Save".
- If you have multiple properties, you must complete this process for each one.
- For multi-units, you need to complete this process for each unit, under the section "Unit information".
When do I need to add my Land Registration Number?
We need your Land Registration Number for the next CU statement, which we must prepare by March 6, 2025. Please add it as soon as possible, preferably by February 23, 2025.
What happens if I don't meet the deadline?
Without the Land Registration Number, the tax declaration for your property or properties that we submit to the Italian Tax Authority will be incomplete. Holidu cannot be held liable for any consequences this may have for you.
I already gave you my CIN. Why do you also need the LRN?
The CIN is a mandatory license number that all properties in Italy must have to rent short-term. The Land Registration Number is a unique identification number assigned to every property. You can find it in several documents you may already have, and it is needed to issue the Certificazione Unica (CU) declaration in compliance with the law.
I already added my Land Registration Number in the Holidu Host App a few weeks ago. Why are you contacting me again?
Unfortunately, the format you previously entered was not valid or did not match the required format. Please enter it again.
What if I don't have all 5 required numbers?
Every property registered in Italy must have a 'Codice Comune', 'Foglio', and 'Particella'. Some properties may not have a value in the 'Sezione Urbana' and 'Subalterno' fields, and in that case these fields can be left blank. Please carefully check your documents to enter the correct references.
Are there more resources available?
