Changing the owner of a property on Holidu means transferring it from the current account holder (host) to a new one, so that payouts, invoices, and responsibilities are assigned correctly. This article explains what the change involves, the rules that apply, and how to request it.

What does changing the owner mean?

The owner in Holidu is the account holder (host). Changing the owner moves a property from the previous account holder to the new one. The new account holder must sign their own contract before the transfer can take place.

Rules and conditions

  • Transfers are handled one property at a time. Bulk transfers are not possible.
  • The new account holder must sign an independent contract, separate from the previous one.
  • Bookings can only be migrated if they have not yet been invoiced. Migration is not automatic and must be requested from Holidu.
  • The onboarding fee is charged once per property. If it was already charged to the previous account holder, it will not be charged again.
  • If the onboarding fee has not yet been charged, for example because no bookings were made or existing bookings were canceled, it will be deducted from the new account holder's first payout after their first booking.

Impact on payments and invoicing

  • Previous account holder: receives payouts and invoices for all bookings confirmed before the change.
  • New account holder: receives payouts and invoices for all bookings confirmed after the change.
  • Bookings made before the change but not yet invoiced: can be migrated to the new account holder if requested. Once migrated, their payouts and invoices go to the new account holder.

The new account does not automatically inherit booking data from the previous account. Without a migration request, the new account holder will not see or be able to manage bookings made before the change.
