As a host on Holidu, you do more than list a property. You provide the experience your guests remember. Holidu acts as an intermediary, and the booking contract is between you and the guest. This article explains your main responsibilities, from guest communication and booking care to keeping your account accurate.

What are the main responsibilities of a host on Holidu?

As a host, you need to stay reachable during each guest's stay, communicate clearly before arrival, respond quickly to issues, avoid cancellations, provide receipts when requested, and keep your calendar, property details, and rates up to date. These steps help guests enjoy a smooth, stress-free holiday.

Booking guidelines

Your role and responsibilities as a host

You are not only hosting a property. You are providing an experience. The booking contract is between you and the guest, and Holidu supports the process as an intermediary.

You, or a person you designate, should be reachable during the guest's stay. This can be you directly or someone who is in charge of the property on your behalf.

Communicate with guests before arrival

For a more personal experience, contact your guests early. Share their estimated arrival time, explain how they can collect the keys, and provide your house rules. Clear expectations help guests arrive prepared and reduce questions on the day.

Be available during the stay

Be ready to help your guests during their stay. If a problem comes up at the property, respond as quickly as you can. A fast response keeps the stay comfortable and builds trust.

Avoid host cancellations

Cancellations disrupt plans for both hosts and guests. They can also affect your property's performance and may lead to penalties. Aim to avoid cancellations whenever possible.

Provide receipts when guests request them

If a guest asks for a receipt, provide a receipt or invoice that shows the total amount paid. You can issue one with Holidu's tool. Read the guide here: How to issue an invoice for a guest.

Please note that Holidu only provides guests with a booking confirmation. The invoice you issue through Holidu is an individual fiscal document and should not be shared with guests.

Account configuration guidelines

Your control and responsibility

You are responsible for the accuracy of your account configuration. Holidu's local teams are happy to guide and assist you. However, Holidu is not responsible for keeping your property information and settings up to date.

Update your account settings

You can update everything that is configurable in your account, quickly and easily, at any time.

Manage your calendar

To prevent double bookings, keep your calendar accurate and current. As the host, you set your availability. If your property becomes unavailable because of renovations, maintenance, or private use, block those dates right away. An up-to-date calendar makes the booking experience smoother for you and your guests.

Update your property details

If you change amenities, sleeping arrangements, or other configurable settings, update your property description promptly. Learn how in this guide: How to generate your property description.

Whenever critical information changes, such as a pool or Wi-Fi no longer being available or a change in bedroom configuration, you must inform future guests with affected bookings. Holidu only steps in for very urgent cases, such as when check-in is extremely close.

Keep your rates updated

Update your nightly rate, minimum stay, and extra fees well before upcoming seasons. Guests like to plan their holidays in advance, and up-to-date pricing helps them book with confidence.

Please note that once a booking is confirmed, the booking price can no longer be changed.

Frequently asked questions

Can I let someone else handle guest communication?

Yes. You can designate a person to be reachable during the stay, such as a property manager or local contact. You remain responsible for making sure guests can reach someone quickly when they need help.

Do I have to share my invoice with guests?

No. Guests receive a booking confirmation from Holidu. The invoice you issue is an individual fiscal document and should not be shared with guests.

What should I do if my property becomes unavailable?

Block the affected dates in your calendar right away. This prevents double bookings and gives guests a clear view of your availability.
