You can set extra fees in the "Additional fees & Protection" section of your Holidu listing. All fees must be shown to guests before a booking is confirmed, so set your amounts before you publish. Fees are charged per night or per stay.

What types of additional fees can I set?

You can configure the following fees in your listing:

  • Cleaning fee: A fixed amount for end-of-stay cleaning. Guests pay it at the time of booking through the channel used for the reservation, not to the host on-site.
  • Security deposit (recommended): A fixed amount collected before or at check-in to cover potential damage. It is refunded unless damage occurs. For Airbnb bookings, this is handled under Airbnb's AirCover protection.
  • Additional fee per guest, per night: A charge for each guest above a set number, up to your property's maximum capacity. This lets you offer lower prices for smaller groups while keeping the full property available. Per-guest fees apply to all seasons and cannot be set seasonally.
  • Taxes: Mandatory governmental or regional taxes, such as eco tax, tourism tax, camping tax, or other local taxes.

How do I size the additional guest fee?

Divide your base nightly price by the minimum occupancy. For example, if your base price is €200 per night for 8 guests, €25 per extra person per night is a sensible maximum. You can set a lower amount, but going above this limit may reduce your competitiveness.

How do taxes work for my property?

The tax amount valid on the day of check-in, according to local regulation, applies even if it changed after the booking was made. We recommend printing the current local regulation and displaying it at your property. Depending on the channel or region, taxes may be collected on-site or included automatically in the booking price. In some municipalities, Airbnb collects and declares the city tax on your behalf.

How do I set additional fees?

  1. Log in to your Holidu account and select the property you want to edit.
  2. Go to Configuration, then Additional fees & Protection, and click Edit.
  3. Enter the fees you want to apply.
  4. Click Save at the bottom of the page.

Can I charge extra for amenities such as bed linen or towels?

Yes. In the same "Additional fees & Protection" section, under "Amenities with extra fees," you can set charges for bikes or e-bikes, electricity, pets, bed linen, towels, beach or pool towels, breakfast, cribs, and high chairs. Click Edit in that section, enter the applicable fees, and save.

Booking.com automatically charges guests for bed linen, towels, and electricity when fees are set. Airbnb automatically charges for bed linen and, if configured, the pet fee. Airbnb also enforces your maximum number of pets, so an extra pet fee must be configured if you accept pets. Airbnb's commission applies to these fees.

How do I charge for fees that are not listed?

Some charges, such as late check-in, late check-out, or special services, cannot be configured in your Holidu account. Instead, describe these charges in your own words in your property description. Learn how to generate your property description.

Please note that by law and channel rules, you cannot charge fees based on consumption, such as per kWh, litre, or kilogram. All fees must be set per night or per stay.
